Developers provided a virtual tour this week that paints a fuller picture of a Peachtree Road project expected to be one of Atlanta’s largest condo ventures since the Great Recession.
More of a restrained, classic mid-rise than architectural statement, the 22-story Graydon Buckhead is expected to launch this quarter, though exact timing is still being finalized, project reps tell Curbed Atlanta.
Completion is scheduled for mid-2022.
It would be among the taller structures on the stretch of Peachtree Road between Buckhead’s Jesus Junction and Midtown, offering just 47 for-sale condos, which speaks to the size of floorplans.
The smallest Graydon offerings—two-bedroom condos with two and a half bathrooms and 2,200 square feet—will start at $1.6 million. From there, priced at $3.2 million, will be three-bedroom options with four and a half bathrooms and between 3,500 and 3,600 square feet.

A single four-bedroom penthouse of nearly 6,000 square feet will crown the 22nd floor, priced $8.5 million—or double the price of Midtown’s most expensive condo at the moment.
Architecture by Rule Joy Trammel + Rubio is influenced by “the fine, classic homes of Buckhead, while keeping a modern aesthetic,” officials with Florida-based developer Kolter Urban have previously said.
The project represents Kolter Urban’s first foray into the Atlanta market. It’s the most sizable new condo project between Midtown and Buckhead Village’s The Charles, following the switch of another new Buckhead tower, The Sutton, from posh condos to rentals.

Atlanta development wonks have watched the high-profile Peachtree parcel for years.
One of the city’s most eagerly anticipated—and architecturally compelling—new tower proposals, Emerson, was cancelled a year and a half ago when pre-sales didn’t meet expectations, and the 2520 Peachtree Road site was marketed for sale.
A low-rise midcentury condo building had previously occupied the land.
Atlanta-based Susan B. Bozeman Designs will be handling the Graydon’s interiors and common spaces. Meanwhile, Ansley Atlanta Real Estate has opened an appointment-only sales gallery at Buckhead coworking hub No18.
